Kenricks Property Management Update -
- Following the new legislation coming into effect from 1st June 2019, Kenricks Property Management intend to meet legislation & stop charging even though our fee was only ever minimal. This will not effect the way an application is taken, for & on behalf of our landlords, relevant checks like the credit & referencing willl still be applied to all applicants.
- Deposit's - Deposits will be limited to 5 weeks rent as a maximum amount for tenancies where the annual rent is below £50,000. This has gone up from the originally proposed limit of one month.
On 11 December 2018 the Secretary of State approved the introduction of selective licensing in the central area.
This means that any property that is rented out within the private rented sector will require a licence.
The scheme begins on 26 March 2019. Apply before 26 June 2019 to receive a discount of £100 off the licence fee. We have contacted all our landlords that fall into the new licence area to offer our services of completing the application, please contact the Property Management team if you require any assistance. This proposal follows the successful introduction of similar schemes in the neighbouring areas of South Beach and Claremont. It seeks to help address high levels of anti-social behaviour associated with poor quality private rented accommodation. The private rented sector is a vital part of the housing market in Blackpool and many landlords try to provide decent well-managed accommodation.
