Our aim is simple: To provide a professional service for both Landlords & Tenants through our highly experienced Letting & Sales Agents knowledgeable in the end to end Lettings business. Our Team is highly motivated and offer a friendly supportive service. Our staff are not only Agents but Landlords themselves!
For Landlords who require a Let Only (Tenant Find) Service we provide an end to end service which begins with a realistic rental valuation for your property including your individual specifications as a Landlord.
We then market your property both locally and nationally, through the local newspaper, various websites including Rightmove & multiple social media sites to get maximum coverage.
Our service includes but is not limited to processing applications, carrying out all the legal due diligence checks including Right to Rent, credit/character referencing and where appropriate previous landlord & employer referencing, financial affordability checks to name but a few. Once we are satisfied we have a tenant who would be meet your needs we refer to you for final approval. Once approved we will draw up Tenancy Agreements, carry out pre tenancy photographic Inventory, securing meter readings. Each tenant is provided with a comprehensive tenancy information pack including EPC'S, Gas Safety Certificates, antisocial behaviour guide to name but a few.
For Landlords who don’t have the experience, time, inclination or locality to manage their own properties/ tenants, Kenricks Property Management offer various management packages to suit your individual needs. This can range from basic rent collect through to comprehensive full management.
Our Management Fees start at as little as 9% (no vat) dependent on level of service.
Our Tenant Find Fee for properties which we go on to manage is reduced against our Tent Find Only fee to reflect the ongoing business you bring to us. The Tenant Find Fee is also variable dependent on the rental value to be collected and range between £150.00 up to £300.00 (no vat) per tenancy.
Our Tenant Find Only service is £350.00 all inclusive (no vat). For this you get all the services required to find and secure your tenant but we hand back to your to manage the tenancy thereafter.

We can also offer Landlords & Tenants various options in relation to NIL deposit schemes and Landlord/Tenant competitive insurances.
Kenricks Property Management Fees are not subject to vat.
In accordance with legislation Kenricks Property Management do not charge residential tenants in the private rented sector any fees in relation to applying for or securing a property let through us.
